WHO WE ARE
Due diligence that holds up at the closing table.
CRUX Environmental & Property Advisors delivers environmental and building due diligence for commercial real estate transactions where accuracy, timing and judgment matter. We help buyers, sellers and lenders find real risk early, so they can negotiate with confidence, budget accurately and close on schedule.
Every engagement is led by founder Nathan Shafferman, who has completed more than 1,000 environmental and property assessments across the U.S., Mexico and Canada. You get national-firm rigor with the accountability of working directly with the person who signs the report.

“We’ve worked with Nathan on several projects across the Treasure Valley. His clear communication, timely delivery, and thorough analysis of project conditions have been invaluable in helping us assess risks and meet closing deadlines.”
Nick A. · Yellow Iron Real Estate
“Over a two-day period, Nathan dug around in the basement, climbed the steeple, and captured drone footage of the exterior. He checked all the equipment, asked important questions, and helped us find the answers. We now have a complete picture of the present facilities and a plan for the future as well.”
Rob Thornton · Facilities Director, Cathedral of St. John the Evangelist
WHAT CLIENTS SAY
“His clear communication style, attention to detail, and sense of urgency while handling our projects has been invaluable. In fact, Nathan is the primary reason that we have continued to use his company as our primary engineering services provider.”
