Phase I Environmental Site Assessments (ESA)

CRUX performs Phase I ESAs in accordance with the ASTM E1527-21 standard and EPA’s All Appropriate Inquiry (AAI) requirements. Each assessment includes a thorough review of historical records, regulatory databases, environmental permits, and a detailed site reconnaissance — all to identify any potential Recognized Environmental Conditions (RECs) that could affect property value or use.

Property Condition Assessments (PCA)

Our PCAs follow the ASTM E2018-24 baseline standard to assess the physical condition and anticipated capital needs of commercial buildings. We evaluate all major building systems — including roofing, structure, mechanical, electrical, plumbing, and site infrastructure — to identify deferred maintenance, red flags, and replacement timelines.
