Environmental & Property Insights You Can Trust
Our Services
Trusted by Investors, Lenders & Developers Across the Northwest
At CRUX Environmental and Property Advisors, we help commercial real estate investors, lenders, and developers make informed decisions with clear, lender-ready reports. With over 1,000 successful projects completed across Idaho, Oregon, and Northern Utah, we combine local knowledge with national standards to deliver dependable due diligence — on your timeline.
Phase I Environmental Site Assessments (ESA)
CRUX performs Phase I ESAs in accordance with the ASTM E1527-21 standard and EPA’s All Appropriate Inquiry (AAI) requirements. Each assessment includes a thorough review of historical records, regulatory databases, environmental permits, and a detailed site reconnaissance — all to identify any potential Recognized Environmental Conditions (RECs) that could affect property value or use.
With over a decade of field experience, we understand the nuances of the diverse landscapes in Idaho, Eastern Oregon, and Northern Utah — from agricultural conversions and former industrial sites to urban infill and legacy properties. Our reports are concise, lender-ready, and tailored to meet tight due diligence timelines. We also assist with follow-up scopes like Phase II recommendations or environmental mitigation planning when needed.
Our Phase I ESA process includes:
Historical and regulatory research
Interviews and aerial/topographic analysis
Site reconnaissance and photographic documentation
Identification of RECs, CRECs, and HRECs
Clear conclusions and practical recommendations
Property Condition Assessments (PCA)
Our PCAs follow the ASTM E2018-24 baseline standard to assess the physical condition and anticipated capital needs of commercial buildings. We evaluate all major building systems — including roofing, structure, mechanical, electrical, plumbing, and site infrastructure — to identify deferred maintenance, red flags, and replacement timelines.
Whether you're purchasing a Class A office building, assessing deferred maintenance on a multifamily asset, or reviewing a portfolio of NNN retail sites, CRUX provides dependable insight to support smart investment decisions. We focus on what matters most to stakeholders: cost forecasting, immediate repair needs, and long-term capital reserve planning.
PCA deliverables include:
Detailed site and building observations
Immediate repair needs and life safety concerns
Capital Reserve Tables (short- and long-term)
Optional add-ons: ADA review, roof consultant evaluation, cost-to-remedy estimates
Due Diligence Made Simple.
