Phase I Environmental Site Assessment Boise, Idaho
Clear environmental risk answers before you close
CRUX helps buyers, lenders, developers, and brokers identify environmental risk early—without slowing the transaction. Our owner-led Phase I ESAs combine Idaho knowledge, senior judgment, and lender-ready reporting for commercial properties in Boise, the Treasure Valley, and statewide.
ASTM E1527-21 Phase I ESA scope
Each assessment is completed in accordance with ASTM E1527-21 and EPA All Appropriate Inquiries requirements. The scope includes site reconnaissance, historical records, regulatory database review, interviews, review of environmental liens or activity and use limitations provided by the user, identification of RECs, CRECs, and HRECs, and clear conclusions with practical recommendations. CRUX has completed hundreds of Phase I and Phase II assessments across industrial, retail, office, multifamily, agricultural, hospitality, and specialty properties.
Idaho experience matters
Idaho properties can carry risks that generic national reports miss—from historic agricultural chemical use and undocumented fill to dry cleaners, service stations, underground storage tanks, railroad corridors, and rapid redevelopment. CRUX evaluates the facts in context and does not manufacture risk or recommend unnecessary follow-up work. When a real concern exists, we explain what it means to the deal and the most efficient next step.
From Phase I findings to a complete due diligence plan
If a recognized environmental condition requires testing, CRUX can scope and manage a Phase II Environmental Investigation. Clients can also coordinate a Property Condition Assessment, Facility Condition Assessment, ALTA/NSPS Survey, or an integrated Commercial Real Estate Due Diligence package through one responsive point of contact.
