When a Phase I ESA identifies a recognized environmental condition or another credible concern, CRUX develops focused Phase II investigations that generate the data needed for a decision. We manage the investigation from scope through laboratory results and explain the findings in clear commercial real estate terms.
A risk-based, site-specific scope
Phase II work may include utility clearance, geophysical screening, soil borings, groundwater sampling, soil-gas evaluation, vapor assessment, laboratory analysis, and comparison to applicable regulatory criteria. The scope is tailored to the suspected source, contaminant, geology, property use, access, lender needs, and transaction timeline rather than built from a generic sampling template.
Senior oversight from field plan to conclusions
CRUX coordinates qualified drillers, laboratories, and specialty contractors; evaluates field screening data; selects representative samples; and documents methods and limitations. Findings distinguish confirmed impacts from data gaps and explain whether additional delineation, mitigation, regulatory coordination, or no further action is appropriate.
